How the three photography tiers differ
Standard HDR is a clean, bright, accurate set — the right choice for most everyday listings that need to look correct and consistent across the MLS and portals.
Premium HDR adds deeper colour grading, sky replacement where the weather didn't cooperate, and more careful interior lighting balance so lamps, daylight and fixtures read as one coherent scene.
Editorial is the top tier: hand-blended exposures, magazine-level attention to composition and styling detail, and the level of finish that luxury inventory and design-led properties are judged against.
What's in a shoot
Coverage is planned around the property rather than a fixed shot count: the approach and elevation, primary living spaces, kitchen, primary suite and baths, secondary bedrooms, outdoor living, and the specific details that support the asking price.
Every image is levelled and vertically corrected, colour-balanced room to room, and delivered in two sizes — full-resolution for print and web-sized for MLS uploads that enforce file limits.

Pricing, scheduling and delivery
Photo packages are priced by square footage within your chosen tier, so a condo and an estate aren't quoted the same way. Live pricing is on the services page, where you can book instantly with a 50% retainer, or send a request and we'll confirm scope first.
Standard delivery is 48 business hours from the shoot; rush delivery in 12–24 business hours is available. Business hours exclude weekends and observed holidays.
Preparing a property for the shoot
Turn on every interior light, open blinds and curtains, clear counters and personal items, make the beds, and move vehicles off the driveway. Trash bins out of frame, hoses coiled, pool equipment tidy. We send a full prep checklist after booking, and we'll work with what's there if a seller runs out of time.

How many photos will I receive?
Image count follows the package tier and the size of the property rather than a flat number — the goal is complete coverage of the spaces that sell the home. Exact counts per tier are listed on the services page.
Do you edit sky replacements and remove clutter?
Sky replacement is part of the Premium and Editorial tiers. Object removal and virtual declutter are available as add-ons rather than assumed, so nothing is altered without you asking for it.
Are the photos MLS-ready?
Yes. Every gallery includes web-sized versions that satisfy MLS upload limits alongside full-resolution files for print and marketing.
Who owns the images?
AV Media Collective retains copyright and grants the listing agent and brokerage a marketing licence for the listing. Full terms are in our policies.
